The Active REIT Strategy seeks to outperform the Dow Jones Wilshire REIT Index with similar risks in all market environments.
| We have carefully integrated our public securities and direct real estate investment experience to design an actively managed REIT strategy. Using proprietary fundamental analysis, the Tuckerman methodology evaluates a specific REIT's underlying real estate assets, and assesses management's ability to profitably grow the company in the applicable capital markets environment. The Strategy identifies companies with attractive valuations that can grow earnings, cash flow, and dividends in excess of their peer averages. After assessing the relative value of each stock, we perform property-type analysis to gain an understanding of the supply/demand dynamics of each property type and geographic region, as well as the industries that ultimately affect the demand for space for each property type and geographic region. We then determine a balance for the Strategy, giving greater weight to the property types and geographic regions that are expected to outperform the overall index averages. Lastly, we manage the Strategy in a risk-controlled fashion, using a multi-factor model to analyze total active risk and factor-specific risks. The portfolio management team continuously reviews the Strategy to understand the overall risk relative to the benchmark, as well as where those risks are being taken. |
